Waterloo Farm Leisure features 52 fully serviced hard-standing pitches, two authentic Scandinavian wooden Lakeside Log Cabins; Kingfisher and Barn Owl, and one Luxurious Lakeside Holiday Lodge, The Butterfly Lodge. These beautiful cabins have an inviting contemporary décor and a balcony area for you to enjoy alfresco dining while admiring the views of Waterloo Lake and the gorgeous surrounding countryside.
There is coarse fishing available on site, the popular Waterloo lake & our Junior Lake.
Our licensed Tearoom is open 7 days a week for breakfast, homecooked lunches, cakes, and the best fresh coffee around!
We even have a convenience shop on site, The Green Man Cabin, with fishing bait & tackle, caravan spares, gifts, antiques, plants, and so much more!
There is direct access to the Brampton Valley Way cycle track from our site, ideal for romantic walks, family fun and so much more.

Each cabin can accommodate 3-4 people and has 2 bedrooms (a double and single with Adult size Bunk Beds).

This luxurious and modern lodge has all the conveniences you could possibly want, beautifully decorated and furnished, with high fibre internet directly into the lodge- you have access to all your digital and streaming requirements while away.
Your own parking space next to the Lodge with a ramp access to the large veranda, there you’ll find an outside dining table and chair set looking out onto Waterloo Lake and the beautiful surrounding hills. There are two sets of double patio doors leading into your luxury Lodge.
The kitchen is open plan with a built in microwave, electric fan assisted oven & hob, kettle, 4 slice toaster, dishwasher and washer/dryer, a large American double door fridge freezer with ice machine. There is plenty of storage & worktop space and a fabulous breakfast bar/ floating island in the middle so you can spend quality time with your loved ones whilst cooking up a storm!
The spacious open plan living room features a large comfy corner sofa which can be folded into a double bed for an extra 2 guests, a curved HD Smart TV and double patio doors leading out onto the veranda.
The unique bedroom has super comfortable double bed with a smart TV mounted on the wall, leading to your very own dressing room with clothes rails, storage space and a dressing table with full length mirror. From the bedroom another door leads to the large stunning bathroom with a double enclosed shower, toilet, handwashing basin with lighted mirror & shaving dock and a large bath to relax and soak in! You’ll find a complimentary toiletry welcome pack awaiting you.

Our family site offers a handful of pitches, all located close to our Brampton Valley Way access point and away from the deep waters. They have their own dedicated toilets and shower room, and are completely fully serviced. The pitch is hard standing, gravel topped to allow for awning pegs to pass through and each pitch is adequate enough to accomodate a large van, awning and vehicle on the hard pitch alone. At the end of the site, there is a turning circle and a chemical disposal point with refuse facilities and fresh water.

They are fully serviced with electric hook-up, water and drainage, with a grass fire gap between each pitch.
Our Wellington View site is located overlooking the wonderful countryside, and more immediately our Wellington Fishing Lake. Completed mid 2013, there are 24 equally spaced and sized pitches available for rental for the entire year. Set out in three rows of eight pitches, we have some set close to the toilets and shower blocks for our less abled guests, and some that are a bit more private away from the main entrance road.
Each pitch is hard standing, with gravel planings on the surface to allow for awning pegs, although this surface is a lot harder underneath to allow for a solid base, while the surface settles. They are fully serviced with electric hook-up, water and drainage, with a grass fire gap between each pitch. We recommend storm pegs and a hammer for your awning.

We have three pitches on this 2016 addition to the site, available for hire throughout the year. Boasting a fantastic vista, peace and tranquility await!
These pitches are designed with motorhomes in mind, and are slightly narrower than our standard Adult Only pitches elsewhere on site. However, if you did want to book this pitch for your caravan you can do this by contacting us directly. Fishing is not included in this pitch price as it is adjacent to our Waterloo Lake for pleasure anglers and match bookings, so remains subject to availability, as matches will take precedent.
Toilet and shower facilities are located nearby, as is the ELSAN point.

A wonderful stay in a very peaceful location. Facilities that we used were very clean. We used the Cafe and the food and service was great.We will definitely stay again.Many places around that you can visit.Lovely staff and owners.
Staff are friendly and helpful. We had a fully serviced pitch with a view over the lake which can be stunning at sunset. Prices are reasonable depends when you book at certain time of year.it a good place to stay if you like walking into Market Harborough. There is also a nice pub nearby.
We stayed at Waterloo Farm on a cold and wet November weekend in our Motorhome pitched on our favourite spot Waterloo View. We went out and about on Saturday to Foxton Locks which is always a good visit and a wander around Market Harborough which I always find a bustling town with a variety of shops and cafes and an Artisan Market.There is also a Marina with a bar which is worth a visit. Intending to visit Weatherspoons we couldn’t get a seat as it was totally rammed despite being a large premises so decided to head back to base hoping for a quick wet but the Tearoom/Bar was closed. However lights were on and Philip was cleaning up and a tap on the door allowed us a quick beer and a pleasant chat with mine hosts Phil and Lorna who run the site. Shower and toilet facilities are adequate but I feel the washing up area could do with an upgrade as there is no cover. Tearoom on site seems popular and licensed also with some nights open late but we were there at a quiet time of year.
Stayed at Waterloo for a wet weekend late November, mainly to visit the Christmas market at nearby Kelmarsh Hall.The staff could not have been more helpful or welcoming during our stay.We had a lakeside pitch which was fully serviced and had more than enough space for our 7m motorhome.Had the weather been better, we would have made more use of the footpaths from the campsite!It was great stay and we will be back again.
I love staying here. So relaxing, friendly staff and the location is great. Lots of walks and Market Harborough a short drive away or pleasant walk along the Griffin Trail. I half jokingly said I wouldn’t recommend to others because I don’t want to share! As for improvements the driveway could do with a few of the potholes filling in; and the service drains/water supply are a bit far away on some pitches which means quite long hoses. So we don’t bother and just use our barrels instead.
Friendly site from arrival to departure, As we are cyclists the location was excellent as it is situated directly on The Brampton Valley Way with cycling to Market Harborough in one direction and Northampton in the other. We were caught out when our Gas bottle ran out during a freezing spell and Phil very kindly went out to find a new one for us. We had a spacious pitch alongside the fishing lake even though we do not fish, which we found very relaxing,

Excellent check in staff, very efficient with a wealth of knowledge of the local areas. Clean, level pitches with good access. Clean, warm shower and toilet facilities. Great local site for us with fishing on site if you want and an excellent cafe.
Really friendly people, moved to a better pitch as had spaces. Lovely breakfast in the tea room, walk into town pretty and easy. Toilets and showers clean. Nice vistas
