Waterloo Farm Leisure features 52 fully serviced hard-standing pitches, two authentic Scandinavian wooden Lakeside Log Cabins; Kingfisher and Barn Owl, and one Luxurious Lakeside Holiday Lodge, The Butterfly Lodge. These beautiful cabins have an inviting contemporary décor and a balcony area for you to enjoy alfresco dining while admiring the views of Waterloo Lake and the gorgeous surrounding countryside.

There is coarse fishing available on site, the popular Waterloo lake & our Junior Lake.

Our licensed Tearoom is open 7 days a week for breakfast, homecooked lunches, cakes, and the best fresh coffee around!

We even have a convenience shop on site, The Green Man Cabin, with fishing bait & tackle, caravan spares, gifts, antiques, plants, and so much more!

There is direct access to the Brampton Valley Way cycle track from our site, ideal for romantic walks, family fun and so much more.

The Historic town of Market Harborough is within 25 minutes walking distance with a huge range of activities and sites to visit - perfect for every interest!

Each cabin can accommodate 3-4 people and has 2 bedrooms (a double and single with Adult size Bunk Beds).

We have two lakeside log cabins available to rent: the Kingfisher and Barn Owl cabins. These beautiful log cabins have an inviting contemporary decor and a balcony area for you to enjoy alfresco dining while admiring the views of Waterloo Lake and the surrounding countryside.

Both cabins are self contained with utilities included, and all bedding and towels provided; they have all the expected modern conveniences enabling you to enjoy a home away from home experience. Each cabin can accommodate 3-4 people and has 2 bedrooms (a double and single with Adult size Bunk Beds).

The Butterfly Lodge

Sleeps 2 – 4 (4 max with sofa bed) | Welcome to our little slice of paradise!

This luxurious and modern lodge has all the conveniences you could possibly want, beautifully decorated and furnished, with high fibre internet directly into the lodge- you have access to all your digital and streaming requirements while away.

Your own parking space next to the Lodge with a ramp access to the large veranda, there you’ll find an outside dining table and chair set looking out onto Waterloo Lake and the beautiful surrounding hills. There are two sets of double patio doors leading into your luxury Lodge.

The kitchen is open plan with a built in microwave, electric fan assisted oven & hob, kettle, 4 slice toaster, dishwasher and washer/dryer, a large American double door fridge freezer with ice machine. There is plenty of storage & worktop space and a fabulous breakfast bar/ floating island in the middle so you can spend quality time with your loved ones whilst cooking up a storm!

The spacious open plan living room features a large comfy corner sofa which can be folded into a double bed for an extra 2 guests, a curved HD Smart TV and double patio doors leading out onto the veranda.

The unique bedroom has super comfortable double bed with a smart TV mounted on the wall, leading to your very own dressing room with clothes rails, storage space and a dressing table with full length mirror. From the bedroom another door leads to the large stunning bathroom with a double enclosed shower, toilet, handwashing basin with lighted mirror & shaving dock and a large bath to relax and soak in! You’ll find a complimentary toiletry welcome pack awaiting you.

All towels and linen are provided; you will also find complimentary refreshment welcome pack to get you started. We know it’s the little things that make a difference - This Lodge will give you everything you need to make your countryside stay feel luxurious!

Our family site offers a handful of pitches, all located close to our Brampton Valley Way access point.

Our family site offers a handful of pitches, all located close to our Brampton Valley Way access point. They have their own dedicated toilets and shower room, and are completely fully serviced. The pitch is hard standing, gravel topped to allow for awning pegs to pass through and each pitch is adequate enough to accomodate a large van, awning and vehicle on the hard pitch alone. At the end of the site, there is a turning circle and a chemical disposal point with refuse facilities and fresh water.

They are fully serviced with electric hook-up, water and drainage, with a grass fire gap between each pitch.

Our Wellington View site is located overlooking the wonderful countryside, and more immediately our Wellington Fishing Lake. Newly completed mid 2013, there are 24 equally spaced and sized pitches available for rental for the entire year. Set out in thre rows of eight pitches, we have some set close to the toilets and shower blocks for our less abled guests, and some that are a bit more private away from the main entrace road.

Each pitch is hard standing, with gravel planings on the surface to allow for awning pegs, although this surface is a lot harder underneath to allow for a solid base, while the surface settles. They are fully serviced with electric hook-up, water and drainage, with a grass fire gap between each pitch.

We have three pitches on this 2016 addition to the site, available for hire throughout the year. These pitches are fully serviced with electric hookup, water, and integrated drainage, and are nestled in close to our log cabins on Waterloo Lake. Boasting a fantastic vista, peace and tranquility await!

These pitches are designed with motorhomes in mind, and are slightly narrower than our standard Adult Only pitches elsewhere on site. However, if you did want to book this pitch for your caravan you can do this by contacting us directly. Fishing is not included in this pitch price as it is adjacent to our Waterloo Lake for pleasure anglers and match bookings, so remains subject to availability, as matches will take precedent.

Toilet and shower facilities are located nearby, as is the ELSAN point.

A lovely site it is so nice to camp by the water. The staff are very good and we enjoy the cafe. The toilet blocks are getting a bit tired and some pitches could be tided up to improve the customer experience. Market Harborough is a lovely town to visit and the local golf course is very good

On site restaurant/cafe excellent good choice clean food always fresh site well set out no over crowding also very clean shame tackle shop now closed awr well sign of the times i serppose The only criticism is i know its a working farm out in the countryside with a public foot path through the middle of it but could've had some rat tubs by the bins didn't bother me one iota but herd some visitors talking about some in the bins but as ive previously said it's out in the countryside and some city hoyts don't understand this you've got more chance of being near a rat in the city than a working farm

Looked lovely on the website but in reality it is nothing like this, the site has real potential but needs investment. The pitches are large and sloping but they are not very well finished with very rough roads around the whole site. The worst part are the ablutions which are pretty awful with 2 rooms for men and women which contain both the shower and toilet which means you can't go to the toilet if someone is in the shower. It's z shame as the people ghat rum it are very friendly and the location is excellent. This is definitely suited to fishermen and not for families or couples.

We enjoyed our stay at Waterloo Farm. Site is accessible and well away from the Main Road. Staff were friendly, albeit the reception is combined with the cafe, so is a bit disorganised if the check in when the cafe is busy. Probably why check in is after 2pm, and we were early. The facilities consist of 4 rooms in 2 wooden chalets, each room having a toilet, electric shower and washbasin. Perfectly adequate, warm and clean, but not enough for the size of the site and time that a modern block was installed. We had an issue with the area around the waste bins which we reported, but not received sympathetically. Location is excellent, right on the disused railway track which is hard surface into Market Harborough, and the other way a 15 minute walk to an excellent pub, The George at Great Oxenden. We also cycled up to Foxten Lock on the Grand Union canal, about 8 miles away. Hardstanding pitches are generous, water and EHU on each. Also good hardstandings around the fishing lake.

Time for some TLC

The owners were very freindly and helpful. The site is in a lovely location with good dog freindly walks into Market Harborough , itself a nice market town. The fishing continues to be very good with plenty of good quality fish of mixed species. There is a nice cafe on site but you cant take dogs in and as the dog friendly marquee has gone as a dog owner you could only sit outside which was not possible in the wet weather so we were not able to use it. Dissapointing. Regarding the actual site we felt it is time to give it some TLC . Fully accept the over long grass was due to very wet weather but the large potholes around the site and the drive to the site need sorting. The hardstanding pitches around the lake are very spacoius but also rocky underfoot. The shower block is clean and servicable but had a loose catching door handle, peeling external paint, broken hand wash dispenser and hand drier, poster coming of the wall, very stiff bolt locks. Just little things that need improving

Amazing waterside pitch

Stayed here for 10 days this month, lovely site the easy drive on drive off pitches were brilliant. Unfortunately weather was awful with 50 mph winds torrential rain thunder lightning and hailstones 😳 but despite that we had a good time. There is a lovely cafe on site who did amazing roast dinners on Sundays. Site was very quiet while we were there so no problems with the toilet/shower facilities (2 ladies & 2 men’s) & a fisherman’s toilet but would think during busy peak times there would be problems getting access. Also shower cubicles are very small my shower in caravan was bigger. But despite this would come back as have the facilities in our caravan.

3 night stay in early April. Weather very kind, felt blessed. Check in effortless, friendly greeting. Little shop on site no longer there which is a shame, hopefully another will appear. Food excellent, good hearty British cooking. Caught plenty of fish of many varieties, both large and small. A first for me was a golden tench, and three.Looking forward to next visit

On arriving wasn't impressed at having to navigate the caravan around the amount of very large pot holes on the road leading to the site gate. Also the site looked a little untidy and unkept. Liked the fact that the pitches were a good size and was nice to be side on to the lake. Fishing was good with a good variety of fish caught. Staff friendly and helpful, will definitely book again.
