Welcome to Twelve Oaks Farm Caravan Park, Holiday Cottages and luxury lodges so something for everyone. The home to Devon’s most relaxing and luxury holiday cottages and camping facilities, set in South Devon’s most breathtaking countryside with many exciting local attractions nearby.
At Twelve Oaks our touring park is open all year. We have all weather hard standings and grass pitches for the summer months. We have electric and T.V. hook up to most of the park. We also have a laundry area and small shop which offers Calor gas on-site and a selection of our own meat and fresh farm eggs.
Amongst our park facilities, guests will find ample water taps, serviced pitches with 16 Amp electric hook-up points, all weather pitches, with free, luxury hot showers and well-maintained toilets.
We provide accessible bathroom facilities for guests with further needs to avail of. We also have a dish washing area, laundry service, and a tourist information facility.
Pitches come with T.V. hookups and onsite, we welcome pets to enjoy a getaway too so please feel free to bring them with you. We also have a heated swimming pool onsite and coarse fishing available just a short distance from the site. We have a purpose-built smooth tarmac road which enables guests to enjoy a comfortable and clean drive to their pitch or cottage.
At Twelve Oaks Holiday Park we have 6 Cottages that are the perfect home from home for your holiday in Devon. All cottages are fully fitted with all of the facilities and services that you need for a comfortable stay including fully fitted kitchens, bedrooms with linen, TV and WiFi, comfortable sitting areas and offroad parking near your lodge.
Set in quiet rural surroundings there is no main road outside the site, leaving you to enjoy a peaceful sleep and reassuring you of road safety for the children. Due to our fantastic location there is an abundance of local attractions and activities within a stone throw of the park. Attractions and activities range from zoological gardens, go-karting, our own fishing lakes, beach, shopping, adventure parks, breath-taking walks and so much more.
We pride ourselves on the fact that we are owner-managed and previous visitors have commented on the friendly personal service they receive.

Acorn is the first of the semi detached self catering cottages and has a comfortable furnished open plan living-room with kitchen and dining areas, the kitchen is well equipped with New England pine units.
Soft furnishing and muted pastel shades make this a very relaxing cottage. Upstairs both bedrooms have the luxury of a bathroom each - a rare treat in a property of this size

Oak Leaves next door to Acorn is equally well decorated and equipped, the only difference being the oak units in the kitchen area.
As with Acorns, several of the original beams have been left exposed to add character and charm to this attractive cottage. Again there are two separate bathrooms and both Oak Leaves and Acorns look out over the fields to the river and the village beyond.

Amazing stay, fab pitch size. Lovely place on site to take the dog for a quick trot. Facilities top notch, used showers amazing, used washing machines also amazing such a clean site everywhere and the shop was well stocked and reasonably priced. Will def come back.
After finding Twelve Oaks Farm online, we decided to do the 'store and stay' option. So glad we did, you are always guaranteed a warm welcome, the grounds are kept beautifully without being too overly manicured, which seems to attract some beautiful little birds. The shop has some great ales, ciders etc and we tried their own steak last time we were there which was delicious. The loos and showers are always kept nice and clean. It is well placed for visiting so many different places, supermarkets are with in an easy short drive away too.We are looking forward to the summer months when we also get to use their swimming pool too!

Good sized site in a good location for touring Torbay. Quiet and nice pitches. Facilities are warm and clean. Friendly staff make for a great stay.

Booked for 4 nights for easter break. On arrival was then told that we need to pay extra for the electric we use 37p per kwh they give you 10kwh per day and does not carry over into following day.On average a caravan will use atleast 10kwh if you have the heating on for 2 young children through night plus with everything else eg fridge, water heater, battery charger etc bearing in mind this should be stated on booking and on Web site we was sold a holiday which we then needed to watch what we was doing with electric we had switched on even though we payed £43 pernight plus electric extra charges I won't be visiting again need to be truthful with there customers prior to booking.
Dear Mr Bray,Thank you for your comments we do have this listed on our website electricity is the one thing that is so variable that's why we include 10 kw in the pitch price which we feel is fair usage, sadly some guests feel it's acceptable to heat awnings with an electric fan heater we sadly cannot allow for that in our pricing so the app we have we feel is the fairest way we have not taken this decision lightly as to implement this is expensive, I'm sure your aware of your own personal increase to your utilities we are just trying to keep going like every other small family business.It was a shame the weather was so cold but we are still early in the season.We hope you enjoy your future holidays wherever you choose to stay with your family, of course you would be very welcome to return to us another time.Many thanks Warm regards,Clare and all at Twelve Oaks.
Our caravan is stored here, so the site is our base camp. Wouldn't consider anywhere else. The road works around Newton Abbot are a consideration for 1st time visitors to the area, the road works are scheduled for a few months.
Well kept, amazingly friendly and helpful staff. Lodge immaculately well equipped and clean lodge.
We went at the start of the season as we know it would be quiet. The site itself is well laid out with all facilities close at hand, the shower block was definitely one off, if not, the best with have used. If you were went in peak season this will most likely be a very lively site, with the onsite food stall and swimming pool being very attractive. For us, we enjoyed the quietness, in the local area were some great walks and cycle paths easily accessible from the quiet country lanes next to the site. Overall, we will be returning and would happily recommend this site to our fiends,
Very friendly reception, also over the phone. I had a late check in which whas no problem since I paid by creditcard over the phone and the barrier went up bu vehicle reg. nr. Amazing heated toilet and shower block, nice washing up area and even laundry machines and dryers. Had a nice level hardstanding pitch with electricity, perfect for a camper van. Baught some local meat and beers in the shop. Booked another night because I liked it so much there. Very close to Dartmoor and the wonderful Haytor rocks.
