We have 2 Karsten Tents which are ready pitched (not moveable). Each tent measures 3.5m square plus a small awning for shoes & bags. The tents comfortably sleep 4 people. The tents include 4x single mattresses and a battery powered lantern. There’s also a picnic bench outside. Remember: You need to bring your own bedding, linen, cooking equipment etc.
*Location Update 2025: The Karsten Tents are located within easy reach of the facilities and play area in the lower paddock. See map.

Each tent measures 5m across and comfortably sleeps 4 people with plenty of space for bags, belongings and even a cot for an infant (not included). The tents include 4x single mattresses and a battery powered lantern. There’s also a picnic bench outside. Remember: You need to bring your own bedding, linen, cooking equipment etc.
*Location Update 2025: Town End Field Bell Tents 1, 2, 3 and 4 are in a sheltered, tranquil area at the bottom of Town End Field. It is a 5 minute walk to the facilities.
If you prefer to book Bell tents 5, 6, 7 or 8, which are 1 minute from the facilities and next to the play trail, please select Bell Tent - Top Field instead.

'Bell Tent - Top Field' (one of those labelled 5, 6, 7 and 8 on the map), is located 1 minute from the facilities and next to the play trail. These tents are only available from 23rd May 2025, whereas 1-4 are available from 2nd May 2025.

Well run and well appointed site in a spectacular location, always a pleasure to stay here.
Would come back again if we wanted to do more walking in Chilterns.Middle agers stayed in own vehicle with roof tent and awning & 2 dogs. Grass pitch not at all muddy despite heavy rain.Fairly sheltered from most wind even though on a hill.But is was wet and windy so not able to spend much evening time outside.Facilities clean. Good walking access to Ivinghoe village with decent pub and food, library and shop.Not far from Grand Union canal.Easy access to Chiltern Hills, Ashfield Estate and the Beacon - many days could be spent just walking there.Roads far to busy for any pleasant cycling - beware.Was quite and not many people around - just how we like it.Imagine it is very busy peak season when the shop etc is open.Also on site with numerous cottages and accommodation.
Clean facilities, pizza van Friday, fish and chips Saturday, pub a short walk away in town. What more do you need?
Nice site with good views. Pitch was level and generous in size. Toilets/Showers were clean with wet and dry areas with some showers having a curtain to seperate th eareas. Only downisde wasa the shower delivered about 10 seconds of water before shutting off, so I was constsntly having to press the start button. Can understand why this happens but thought a 30 second interval would be suitable. Reason for 4 star was that initial booking email and board on entry said to use call button near the stop sign. However, an email was sent on the morning of our visit giving our pitch number, which I had not seen as I was driving. Future visitor please note that you need to check for an email.
As always excellent stay. But one thing we did notice was that the Wi-Fi was not as good as previous years
My friend and I had such a lovely stay at Town Farm. Before and upon arrival, the instructions were made clear and simple to follow. We were greeted and shown where we could place our tent and the staff at the farm were friendly. Facilities were fine and the site was clean and lovely, with amazing views. It is a shame that there are no hook ups for tents as that would have been more convenient, however the stay my friend and I had, was just a getaway from family and work, so we only wanted to stay half hour away from home. The use of a fire pit was great and having the food trucks visit was also a great touch. We would definitely stay again, but would also look for a site that has hook ups for tents.
The site is lovely and the staff polite and helpful. Facilities plentiful and beautifully kept. The only down side was the road noise, which keeps us awake literally all night. We stayed in a Saturday night which might have meant it was noisier than a week day night, and maybe a major road nearby was closed or something firing more traffic than usual down the B roads, but whatever it was, it was LOUD. Some toerags were playing loud music for most of the night too, but I don’t t think it was coming from anyone on the site. All in all- great site but bring your earplugs!
Lovely area good for walking and active time. Nice pubs and food. Well organised and maintained site. Highly recommended.
Lovely campsite with great facilities. The fridges and kettles in the kitchen were particularly useful. Great playgrounds which the kids loved. Stunning scenery, we had a lovely walk up to the Beacon.The only thing that let's it down is the location right under the flight path for Luton airport and the nearby busy road which means it is very noisy at night, despite the effective no music/no noise after 11pm on the campsite itself.
We hired one of the Town Farm rental Karsten tents to take our toddler camping for the first time. He loved it! The location is great, there are superb views and there was plenty of space for him to toddle around outside the tent without getting into any trouble.Having the rental tent was great as there was literally no hassle getting set up. We took our bedding out of the car and got down to exploring.We used the pop up caterers for our food, pizza on the Friday, Fish & Chips on the Saturday and some treats from the baker on Saturday afternoon.We're pretty local so have already visited some of the attractions in the area, Whipsnade Zoo and Dunstable downs before but enjoyed going up to Ivinghoe Beacon and more.
