Barleylands in Billericay is owned by the Philpot family who started farming in 1937 on Potton Island, with just 10 acres of arable land. Today, after three generations of Philpot farmers, careful strategic planning, land management and business diversification, the Philpot family now farms a total of 12,800 acres in Essex and Suffolk and owns one of South East England’s most popular educational farming and craft centre attractions – Barleylands.

Our campsite offers a number of pitches located along the River Crouch and further down to our main field. We have grass and hard standing pitches that accept electric hook-up. Toilet and shower blocks are located at various points around the area, as well as electric and water points (additional facilities for disabled guests within 250m).

The Barleylands Farm Shop is just a short drive away from the campsite and is open 7 days per week. Bulk bookings are welcome for group meets, as well as one off pitches. Dogs are very welcome on site but must be kept on a lead and cleaned up after. There is plenty of open space surrounding the campsite for dog walking.

There is plenty of open space surrounding the campsite for walking around the scenic countryside and the number 300 bus stop is only 50m from the campsite if you wanted to travel further afield. Also within easy walking distance (less than 300m), you will find The Village at Barleylands, which is home to a unique collection of artisan craft studios and boutiques that you are welcome to browse from 10am to 4pm, Tuesday to Sunday.

If you would like to be pampered during your stay, The Village is home to some luxury treatment rooms or enjoy the fun workshops and activities for all ages, including Pottery Painting!

There are two eateries based within The Village where you can stop for a bite to eat; Tiptree Tea Rooms (open 9-4, 7 days a week) and The Magic Mushroom Restaurant (open 12-late Weds to Sat and 12-4 Sun). If you are looking for a fun day out for all the family, you can always visit Barleylands Farm Park, which is right next door to the campsite and open 10am to 4pm every day throughout Winter and 10am to 5pm every day throughout Summer

When camping you can also take advantage of our Stay and Play offer – 2 days worth of Farm Park tickets for the price of 1! Fancy something a bit more up close and personal? We also offer a VIP Experience, perfect for individuals or small groups, and can be tailored to your preferences.

Three years, three holidays — but this one was a disaster.

Bishop, Maria - 27/08/2025

Three years, three holidays — but this one was a disaster.Electricity failures, broken disabled facilities, unsafe showers, and zero site support made it unbearable. Cannabis smoke, loud music, and unattended fires created a dangerous, sleepless environment. No staff, no security, and rude locals. What was once a safe haven is now a chaotic, neglected mess. We won’t be back.

Response from the owner

Hi Maria, thank you for taking the time to leave a review. I have tried to call you and have left a message. It's such a shame that you didn't bring any of these issues to our attention during your 8 night stay. Our facilites are cleaned and checked several times a day and I haven't been made aware of unsafe showers or broken facilites. I was made aware of the electric issue by another camper and was informed that it was your equipment that had caused the electric to trip several times. We pride ourselves on keeping the campsite clean and tidy and there are staff maintaining and cleaning the site regulary throughout the day. Our office staff are available to contact every day and there are telephone numbers that can be called outside of business hours. The campsite has been very busy over the holidays but if there is unacceptable noise or anti-social behavour on site, then we can't address it if it hasn't been bought to our attention. We are keen to speak to you regarding this and hope you return our call.

3 night stay

Jarman, Michele - 27/08/2025

Toilets and showers limited to 2 of each when quite a lot of people staying on site, there was some queuing, some people turned up to use showers but weren’t staying on site ! no mop and bucket to clean shower after use but lovely lady came in to clean several times a day , the roads between plots used as a cut through for people driving to stables behind with no respect for speed limit which also created quite a lot of gravel dust , but stay was pleasant and plots not completely filled up so some space for grand daughter to run around

Lovely plot but cigarette butts on our plot and not enough toilets when site is busy. Also shower was smelly and didn't feel clean. When site is busy needs more toilet/shower checks.

We keep returning

We love this site. My daughter is nearly 30 and she still insists on going into the Farm Park for the play and stay offer (buy one day, get one free). The site is laid back and friendly, with a mix of pitches - EHU and grass. We were by the river this time - long thin pitches if you're in a tent. Due to the hot weather, the site was quite dusty and gritty - but nothing a shower couldn't sort out. The facilities are basic but functional. The newer shower/toilet unit at the top of the site by the horses is the better one, with the ones at the other end of the site being the older facilities. The unisex showers could do with some TLC - and better ventilation! - but they worked fine. The local area is great. Enough countryside if you want it, but close enough to town for shopping, theatre, cinema etc. There are some lovely restaurants nearby (Magic Mushroom on site is great) Would highly recommend Felix in Billaricay if you like seafood. The farm shop is also a bonus.

First time there and we loved it! We enjoyed the mini golf, next time we will do the farm as we could hear music from there and felt we missed out on something. Already telling my friends and looking at booking again!

Short August break

Allen, Linda - 21/08/2025

Good value for money, but for me personally I would go outside of the school break, too many kids for me, as I'm not a fan. Personal choice and although dogs allowed, thrres no where on site for me with pooch in tow. But as a quick getaway for a few nights it was fine. I'd go again but prob when kids are at school.

Loudest campsite we have been on, dirty and not private

Scates, Thomas - 15/08/2025

I had to pick up handfuls of rubbish from our pitch including false eyelashes cigarette butts and an old rusty hook sticking out of the stones which could have easily injured myself of the dogs. There was large groups, for example one group that took up half of a whole field section (at least 10 tents) playing very loud bassy music though-out the day and up until 11pm. As there are no campsite staff checking over the site they were able to break the noise curfew and get away with it. It wasn’t just this group playing loud music, there was a culture of loud groups across the whole site. Staying 1 section across and 3 rows away we could hear the bass in our caravan. Customers should be warned that the tractor tour will come by every half hour because when trying to relax outside the caravan this feels very public and invasive to what should be a private weekend.

Fantastic location

Morley, Donna - 14/08/2025

Had a great weekend with my daughter and 3 grandsons We stayed for 2 nights. Arriving late afternoon on the Friday. Set up with the help of the very friendly guy in the next tent which just so happened to be exactly the same as ours. All people on the sight weee very friendly and polite. The facilities were absolutely fine and there was no problem getting an available shower when needed. Toilets were kept very clean and stocked with toilet paper. We spent the whole day Saturday just chilling round the tent. There were a large group of campers in the next area who were really enjoying themselves and seem to be having a large get together with music playing. Some people may have found this a problem but we didn’t, it was actually quite enjoyable listening to some great tunes whilst playing cards under our gazebo. We checked out on Sunday and spent the day in the farm park which was most enjoyable for my boys and ourselves. We had great fun in there , very well worth the visit!!
